How much does house cleaning cost in the Treasure Valley?
There’s no honest single number. Price follows home size, condition, how often you clean, and add-ons, so the useful answer is what drives a quote, not a made-up “average Boise price.”
Here’s how we think about cost for homes in Meridian, Boise, Eagle, Star and Nampa, without pretending every three-bedroom cleans the same.
Why posted “average prices” mislead
Broad price ranges you see online usually ignore:
- Whether the home is caught up or months behind
- Pets and pet hair
- Single-level vs. stairs, and finishes that need extra care
- A recurring rate vs. a first-time deep clean
- What’s actually included (is the inside of the oven in or out?)
Two houses on the same street can quote differently. That’s normal.
What actually drives your price
1. Size and layout
Bedrooms, bathrooms and square footage set the baseline for time on site. Cluttered rooms and multiple stairs slow down the same checklist.
2. Condition (the big one)
A home that’s kept up on a recurring schedule takes less time per visit than a first clean after a long gap. That’s why comparing bids only works when you compare scope and condition, not just the bottom line.
3. How often you clean
- Your first visit is a deep clean. Every new client starts there. It takes more time because it resets the whole house.
- Then a discounted recurring clean: weekly, every other week or every 4 weeks. Recurring visits are priced lower than the first deep clean because the house never falls far behind.
- Move-in / move-out cleans are scoped for an empty home on a closing or lease date.
See deep cleaning, recurring cleaning and move-in / move-out cleaning.
4. Add-ons
A few things change the number:
- Inside the oven: included in a deep clean; an add-on for standard visits
- Inside the fridge: an add-on
- Inside cabinets: an add-on
If one bid includes these and another doesn’t, they aren’t comparable. Our checklist shows every included task and every add-on: https://widget.build-remote.com/l/4aBpHCIM7
5. Access and timing
Tight turnarounds before guests or lockbox-only access can affect scheduling even when the checklist is the same.
What we won’t do on price
- Publish a made-up “average cost” and imply it’s your rate
- Match a cheap bid that quietly leaves out bathrooms or floors
- Buy reviews or claim fake rankings to justify a price
You should be able to see what you’re paying for on the checklist.
How we price, in line with what we believe
We believe a clean home should feel calm, not like a gamble. So we treat every visit like it’s our own place: clear scope, background-checked teams, insurance and a real satisfaction guarantee. We do that by showing up on time, communicating plainly, and fixing it if something’s missed. Tell us within 48 hours and we’ll come back and re-clean it at no charge.
You’re paying for that system, not a race to the cheapest hour.
